for alterations to the previously permitted Planning Ref. 23/60297 to extend to the mirroring of House No.’s 02 & 03 in Homezone 03 with any associated site & development works
for ten years for development of a mixed use retail/commercial, office, residential, cafe / bar / restaurant, gym, and ancillary scheme on a site of 18.25 hectares, approximately, principally bounded by the Tullaroan Road / Bonnetstown Road to the south; agricultural land to the west; Lousybush Lane and residential dwellings to the north; and a residential dwelling to the east. The development will consist of : 267 no. residential units (including private open space, terraces and balconies) (comprising 46 no. four-bed detached houses, 66 no. four-bed semi-detached houses, 18 no. three-bed detached houses, 10 no. three bed terraced houses, 26 no. three bed end of terrace houses, 33 no. three-bed duplex units, 10 no. two-bed duplex units, 47 no. two bed apartments and 11 no. one-bed apartments); 1 no. anchor retail unit (including ancillary off-licence sales) (2,620 sq m gross retail area); 5 no. office units (825 sq m); a creche (640 sq m); a pharmacy (165 sq m); a gym / fitness centre (385 sq m); cafe / bar / restaurant (715 sq m) (with outdoor seating area including for the consumption of alcohol); 11 no. retail / commercial units (to accommodate Use Classes 1 and 2 such as retail, professional/financial services) (1,252 sq m); 2 no. ESB substations (41 sq m); residential circulation (1,058 sq m); and commercial circulation (116 sq m). The development will range in height from 1 to 4 storeys. The proposed development will also consist of: the provision of 685 no. car parking spaces at surface level and 148 no. spaces at undercroft level; vehicular and pedestrian access and egress via the Tullaroan Road / Bonnetstown Road; provision of internal routes for vehicles, cyclists and pedestrians; provision of a well for a temporary potable water supply including ancillary associated infrastructure; associated waste areas; signage; cycle parking; hard and soft landscaping works (including playground, playing pitch, changes in level, lighting and boundary treatments); diversion of services; and all other site excavation and development works above and below ground. An Environmental Impact Statement (EIS) has been submitted to the planning authority with the Application; in the townlands of
for alterations to Phase 1 (revised) of the previously permitted Planning Register Ref 10/15 to include the following: 1) Re-configure areas of existing car parking layouts to include provision of on-curtilage car parking in selected locations, 2) Re-position existing houses 86 to 96 and 116 to 126 to provide for on-curtilage car parking, 3) Omit house No. 127 in place of turning area and landscaped area, 4) Minor alterations to the 4-bed semi-detached dwelling House Type 05 (House No's 86/87, 125/126 & 128/129) to include provision of a gable bay window as a new House Type 05A, 5) Revised layout to the home zone area and 6) All associated site & development works
for alterations to the previously permitted Planning Register 10/15 (An Bord Pleanala Ref PL10.238542) & Planning Register 23/120 (Extension of Duration) to include the following;
1) Alteration to the location and area of Phase 2 of this development from that previously permitted
2) Revised residential unit layouts to construct 56 No. residential units in Phase 2 Sites A & B in lieu of 55 units in the previously permitted permission (which when taken together with 70 Units in Phase 1 results in no net increase in overall unit numbers)
3) The 56 No. two-storey residential units are to consist of 8 No. four bed detached houses, 4 No. three bed semi-detached houses & 12 No. three bed terraced houses to Site A along with 4 No. four bed detached houses, 2 No. three bed detached houses, 12 No. three bed semi-detached houses, 4 No. two bed terraced houses & 10 No. three bed terraced houses to Site B
4) Alterations to the road layouts serving Site B from streets to home zones and on-curtilage parking
5) Alterations to the road layout to ‘The Old Garden Lane’ from a homezone to a street with associated alterations to the car parking layout
6) Minor alterations to the section of road layout to ‘Park Avenue’ in Site A from that previously permitted
7) Provision of 88 no. on-curtilage residential car parking spaces and 34 no. on-street residential car parking spaces (122 no. residential car parking spaces in total).
